Job Title: Maintenance Technician
Status: Hourly/Non-Exempt
Reports To: Maintenance Director
Job Summary:
This position assists the Maintenance Director in ensuring resident and staff comfort through
implementation of a consistent, preventative maintenance program schedule in accordance with
community policies and procedures.
Essential Functions of the Job:
1. Maintains and repairs community equipment and performs janitorial tasks as
needed.
2. Maintains record of resident repairs and work performed.
3. Responds appropriately to resident or community emergencies by assisting as
needed.
4. Avoids loss, breakage, and waste of supplies and equipment.
5. Able to work safely and to recognize potentially dangerous situations relating to
the community's premises and communicate potential issues and risks to
Maintenance Director.
6. Maintains grounds including outside community repair, lawn maintenance and
garbage removal.
7. Prepares apartments for move-in and completes refurbishing and/or repairs of
apartments after move- out, including painting of apartments.
8. Complies with all relevant safety and health regulations and other community
policies and procedures.
9. Perform other general maintenance duties as directed by the Maintenance
Director.
10. Good attendance.
11. Perform other duties as assigned or needed.
